From Deal to Close

You Send the Deal

Send us the off-market fixer's address and your contact info through the form on our site. It takes less than a minute.

Off-market, distressed, or hard-to-sell fixers are all a good fit — if it's not moving on the traditional market, we want to see it.

We Underwrite the Property

We evaluate the numbers on the property and see if it's a fit for us.

If the numbers work, we move to agree on a price directly with the seller.

We Get It Under Contract

Once we agree on a price, we get the property under contract with the seller.

The seller still works with you as their agent, and you're paid your commission by the seller as normal.

We Assign It to an End Buyer

We find a cash buyer for the property and assign the contract to them.

Our profit is the assignment fee — the difference between the contract price and what the end buyer pays.

How the Assignment Fee Works

Assignment Fee = End Buyer Price − Contract Price

We get the property under contract with the seller, then assign that contract to an end buyer at a higher price. The difference is our assignment fee — it's how we get paid. You're paid separately by the seller, the same way you would be on any other closed transaction.
